The property came on the market on June 25, 2013 with a list price of $11,380,000, it didn’t sell and was just re-listed on January 24, 2014 at an inflated $16,800,000. How could a property gain $5,420,000 in value in less than a year?
The new listing says, “Recently renovated with new kitchen & appliances, hardwood floors, window coverings, interior paint, home theatre with smart system & audio system, roof, landscaping, & fountain.” It is possible that they pulled it off the market to do a number of renovations and re-listed it at a greater price to reflect the work done. There’s only one problem. The listing photos on the new ad are the exact same ones from when it was listed at just $11,380,000.
